The Construction Project Manager manages/oversees all of the construction requirements related to all of the construction service phases on the various project scopes and design types assigned. This position must effectively manage budgeting and their associates affects, schedule management, document integrity and conformance to EXPRESS quality and standards. Collaborates closely and effectively with internal discipline as well as external business partners through effective communication and escalation. Continually challenges oneself as well as GC’s and service providers on means/methods, value engineering opportunities and best practices in order to increase project quality and performance. Manage and develop the Construction Project Specialist position.
-Leads in the identification and qualification of new General Contractors, as required, in order to level existing base as well as increase competition and savings potential
-Performs plan check upon CD issuance as well as subsequent revisions, communicating any changes to appropriate team members for revision inclusion
-Engages in any/all necessary shop drawing reviews and approvals
-Participates in project budget estimating utilizing historical data, current industry knowledge and construction market trends
-Review and comment on any lease documents and/or LL work letters prior to lease signature
-Prepares, tenders and analyzes assigned project bidding events, submitting to Supervisor for review and approval
-Ensures all required permits and submissions are in place/received prior to construction start
-Ensures all GC contracts and agreements are finalized and received prior to construction start
-Collaborates with Purchasing on owner-supplied material (OSM) delivery schedule, to ensure alignment with GC prior to Construction start
-Manages/oversees communication (including photos and reports) of the weekly site-construction progress of assigned projects
-Fields and manages RFI to appropriate parties for timely resolution and communication
-Manage & communicate work/change order process and data
-Manage GC payment process (draw reporting) and approvals
-Periodic construction site visits, as necessary, in order to successfully manage the project schedule, perform punch-list at construction completion, punch signoff (including LL/AHJ punch-list) and turnover to Brand partners for the merchandise phase
-Ensures all AHJ/LL signoffs are completed and received prior to merchandise phase
-Facilitate the timely, completed retention/closeout package submission as required
-Perform a project post-mortem for team review and learning (all aspects)
-Perform GC evaluation/grading
-Partner closely with Operations with the GC on any/all warranty requests
-Work under the guidance of supervisor on annual financial qualification review of pre-qualified GC’s for upcoming year
-Education: Bachelor's Degree
-Years of Experience: 10 + in related field
-Extensive working knowledge and experience of the retail store construction process and industry
-Weekly or bi-weekly travel dependent upon store schedule
-Strong proficiency with the Microsoft Office Suite (WORD, Excel, PowerPoint, Microsoft Project)
-Acuity in Lucernex and other FRP site platforms
-Highly organized and possess the ability to effectively manage priorities and time managemen
- Process-oriented with strong written and oral communication skills
-Relationship management (collaboration and communication) at all levels
-Ability to handle multiple projects
