Responsibilities

Leadership position assisting the VP Real Estate in developing and executing the real estate strategy and objectives for Express and all other divisions within the company. This person is responsible for negotiating deals that result in the most favorable and profitable economic terms for the company and which support the long term growth strategy for Express.  Position covers a territory and is almost exclusively outwardly focused and independently directed without support staff.  Within the company, heavy interdepartmental interaction with lease administration / legal and store design & construction and facilities as well as finance and real estate committee executives (ownership, CEO, CFO and SVP Store Operations).  Ad hoc interaction with remaining departments, including store operations, marketing and others. 

 

KEY RESPONSIBILITIES

  • Assist the VP Real Estate in developing and executing real estate strategy for multiple brands.  Identify and negotiate all real estate deals within assigned territory consistent with Phoenix’s corporate strategy
  • Promote and maintain strong working relationships within the retail real estate community. Constant external interaction with outside business partners – landlords, owners, other retailers and brokers. Stay abreast of and communicate relevant information regarding changes and trends within the mall, open air and outlet retail communities
  • Present deals monthly to the Phoenix Real Estate Committee. Manage deal process post approval through lease execution working closely with legal and lease administration
  • Visit sites within assigned territory to understand the competitive environment and identify potential new store / relocation / remodel opportunities and lease action strategies that support the company’s overall goals
  • Partner closely with internal departments, specifically Real Estate Finance and Store Operations and complete ad hoc projects related to real estate: monitoring co-tenancy, developing new / close store hit lists, other RE strategy ad hoc work, etc.

 

REQUIRED EXPERIENCE & QUALIFICATIONS

  • Education: Bachelors degree
  • Experience: At least 7-10 years experience in retail real estate dealmaking preferred

Actual compensation offered is dependent upon a number of factors including, but not limited to, work location, education, relevant skills and experience of the candidate.

Pay Range

$101,200 - $152,500
